When Buying, Be Observant.

It's funny. Buying a home is a significant investment, yet people seem to be more diligent when buying a stereo system or a computer than buying a home. Why is it that consumers are more concerned about woofers and tweeters or gigabytes and RAM than evidence of cracked floors under carpeting?

So many home buyers just view a home from an emotional appeal perspective. Nothing wrong with that. We all have unique desires, wants and needs that fulfill lifestyle desires. That rose bush garden in the front is sure enticing. So is the nice fountain, the 3-car garage, the custom bbq and the large kitchen with granite counter tops. Those are superficial things that attract one to a home but before you make an offer, turn a critical eye to more important things.

Internal Factors.

Look closely and ask questions.

> What is the R insulation factor. Are the studs 2 x 4, 2 x6 or 2 x 8 and what are the average power bills.

> Are the floors level. Is there any evidence cracking or walls separating from floors. Is tile cracking that would give evidence of unstable foundation. Do you see any "humps" under the carpet or linoleum.

> Are the walls straight and square. Is there evidence of walls separating from each other or the floor. Any evidence of previous water leakage or wall repairs.

> Look under kitchen and bathroom cabinets. Any evidence of leaks, hidden wall damage, mildew and mold, strange odors, roach infestation, mouse dropping or other indicators that lie hidden behind cabinet doors, under sinks or around the bathtub and showers.

External Factors.

The outside could tell you a lot about the inside.

> Walk the entire perimeter. Any cracks in the exterior walls. Cracking stucco, walls separating from the foundation, foundation cracks and similar.

> View the roof from several angles. Look for any "sagging" or areas of decaying and previous damage.

> Check driveways and patios for cracks or unlevel areas that prevent proper draining or low spots that might retain water.

> Visually look around windows for cracking and separations.

> Be observant for any crevices that would permit insects and critters to easily get inside the home.

> Look at outside walls for evidence of termite infestation.

Talk To The Neighbors.

If you see neighbors lingering around, ask them about the neighborhood. They just may tell you things that are both upside and downside. Ask about crime, noise levels, problems with builder's workmanship, unusual homeowner guidelines, upcoming assessments and even bad neighbors.

Get a feel for neighborhood pride of ownership. Also consider visiting the the neighborhood at night. You might be surprised at what you may discover.

I Know What You're Thinking.

You're probably thinking why waste your time because you are going to get a home inspection anyway. That is true, you must make any offer contingent upon a professional inspection. However, you might discover factors that would preclude making an offer or would effect the price you wish to offer. Besides, do not assume that an inspector will catch every adverse condition. You might notice a negative that might otherwise be overlooked by even a professional.

Do Your Diligence.

Buying a home involves investment of hard-earned cash. Do your homework to protect that possible investment and future return. The above are just general reference points. Make a personal list of things to observe when viewing a home. After all you want tweeters, woofers and gigabytes to have a good home that will give you years of comfort and reward.
