City of Phoenix AZ Real Estate

The City of Phoenix is but one city within the "Valley of the Sun" which is an apt name for the Greater Phoenix Metropolitan area. The entire metro area has a population of about 3.7 million (2005). By some recent estimates, today the Greater Phoenix population exceeds 4 million residents. But the actual 2005 population of the City of Phoenix itself is 1,461,000 which is ranked fifth nationally.

The City of Phoenix is comprised of 15 "Urban Villages" each with its own Village Planning Committee which is appointed by the Phoenix City Council. Each Village Planning Committee assists the Phoenix Planning Commission by identifying needs that addressed by a General Phoenix Plan. Essentially it deals with densities, characters within subareas of each village and commenting on proposals involving zoning and land use issues.

The following map identifies the location of each of the 15 villages which include the Urban Villages of Ahwatukee Foothills, Alhambra, Camelback East, Central City, Deer Valley, Desert View, Encanto, Estrella, Laveen, Maryvale, New Village, North Gateway, North Mountain, Paradise Valley, and South Mountain.

Although some people believe these Villages are cities and towns, they are all within the boundaries of the City of Phoenix. However, it interesting to note that there is also a Town of Paradise Valley that borders Northeast Phoenix but the Village of Paradise Valley and the Town of Paradise Valley are distinctly different areas although both are with the Valley of the Sun Metropolitan area.

Each of the 15 Urban Villages are situated within six (6) Regions of the City of Phoenix.

1. Downtown Phoenix.
2. West Phoenix.
3. North/Northwest Phoenix.
4. Southwest Phoenix.
5. South Phoenix.
6. Ahwatukee.

Following are the fifteen urban villages within the City of Phoenix. The Villages vary in age with the Central City being the oldest with Historic Districts. Some Villages boast of greater diversity. The outer-laying villages are typically the newer Villages with more modern homes. The Laveen Village is a fast-growing area of the city and comprises the most agricultural real estate with wide open spaces and an abundance of horse property and large residential acreage.
